Architectural Rules and

Fee Schedule For All Permits and Inspections

Building Permit Application Form

 

Before you begin work of any kind, contact the KCPOA office in regard to the necessity of a permit and its fee, if any is required. Beginning construction prior to obtaining a KCPOA permit will be subject to a fine. Please, understand these fees are not intended to place a hardship upon anyone, but are assessed to repair road damage caused by heavy vehicles used in construction.

 

Purpose of these Architectural Requirements:

  1. To insure the safety, structural integrity, quality and the aesthetics of the homes in King’s Country
  2. To maintain and enhance the property values of homes and lots in King’s Country.

 

Building Permit Application

Building Permit Applications must include:

  1. A site plan drawn and certified by a registered surveyor, architect or engineer which shall include all easements, setback lines, existing structures, the proposed structure and County approved OSSF plans.

 

  1. Detailed construction plans that include:

A)     Foundation design

B)      Framing design including floor plan and elevations

C)      Electrical schematic including exterior lighting

D)      Plumbing schematic

E)       HVAC schematic

F)       Exterior treatments

All of the above must be approved by Architectural Committee.

 

  1. An approved Franklin County Water District building permit if property is located on Water District Lease Back Property.

 

  1. Full payment Of KCPOA building permit fee including inspection fee.

 

Requirements During Construction:

 

1.        Must follow current KCPOA Covenant rules regarding construction.

 

      2. Inspections as required, to be performed by a qualified third party inspector approved by the KCPOA using building codes determined by the Architectural Committee. These inspections can include:

 

A)     Foundation rough

B)      Plumbing rough

C)      Framing, Electrical rough, Plumbing top out, HVAC rough, Gas rough, and Brick tie

D)      Final Inspection

 

Inspections shall be scheduled by the General Contractor upon completion of each phase and prior to covering any work. No further construction shall be allowed until approved by the inspector. Contractor shall be responsible for payment of any fees caused by a need for re-inspection.

 

A Certificate of Occupancy will be issued upon:

A)        All inspections being completed and approved by the inspector.

B)         All fees being paid

C)         Final cleanup being completed

D)        House numbers installed (location of these numbers must be of size specified in the KCPOA rules and visible from the road)

 

 

 

                                               

 

New Home Sites       New Home Sites

 To include house, original septic system, clearing of lot (not to mean cleaning of lot, but clearing of large trees etc.) and any other work done at a new home site within a twelve month period if the original permit specifies the work.

Inspection Fees

            (1)  For new construction inspection fees are estimated to be $800.  These are calculated as follows:

                        A.  Foundation and plumbing rough                                   $200

                        B.  Framing (top out), electrical rough and HVAC            $300

                        C.  Final with temporary water and electric on                   $300

                 

Inspections

            (1)  All inspections will be performed by KCPOA approved inspectors

            (2)  Fees are required without regard to who performs the work - Owner or                              contractor

            (3)  Payment of fees is required prior to work being started unless an emergency                                    exists

            (4)  All inspections are called for and scheduled by the Owner or general                                               contractor

            (5)  Re-inspection fees must be paid prior to the Certificate of Occupancy being                                    issued

      (6)  Permanent water and electric meters are to be arranged for by the Owner

 

NOTES

(1)   Refundable Deposit will be returned after building site is cleaned up after construction ends.

(2)   Refundable Deposit must be claimed within six months of date of end of construction or it will be forfeited.

(3)   Portable Restroom MUST be furnished for the construction crew BEFORE beginning construction.

(4)   Trash Dumpster or container of sufficient size MUST be in place on jobsite.

Where a crew guts an existing home and redesigns and rebuilds the interior. This does not mean repainting or remodeling a single room by a homeowner. If in doubt, call the King’s Country office.

            (1)  For Add-ons or Remodels inspection fees will be determined by what inspections, if any, are required.

                        A.  Foundation or plumbing                                     $200

                        B.  Framing, electrical and HVAC                           $300

                        C.  Final if project deems such inspection                $300

  Additional Contractor Rules

(1)   Contractor hours of work :

         Monday thru Friday-7:00 AM to 5:00 PM 

               Saturday 8:00AM to 5:00 PM

               NO work is to be done on Sunday.

 

(2)   Cement Trucks are subject to a $100.00 fine paid by the permit holder if trucks are flushed along roadways or ditches.

 

(3)   All Structures must be 25 ft. from the road,15 ft from the side road on corner lots, and 5 ft. from the property line. Allow 7 or 8 ft. for roof overhang to meet the 5 ft. minimum.

 

(4)   Fires are subject to Franklin County or KCPOA burn bans. Burning of any construction material on jobsite is prohibited.
